Grey Court is a substantial Victorian Mansionhouse dating from circa 1883 set amidst grounds of approximately 1.5 acres within one of Glasgow’s most admired addresses.
Converted into six individual homes, for sale is Flat 1. This is the largest Conversion within Grey Court and one that occupies the major portion of the ground floor and has the benefit of having the grand original entrance porch for the house as its entranceway. It predominantly faces south with a lovely outlook, not only over its own private garden but also beyond the extensive communal front lawn towards some fine ancient trees. Two of the rooms face east, including the huge principal bedroom, onto more of Flat 1’s private gardens.
Our client acquired the Conversion in 2010 and over a two-year period (2011 to 2013) significantly invested to comprehensively renovate and improve the property into that which you see here – a stunning three bedroomed home of a fine scale and high ceilings that best showcases the wonderful ceiling cornice work, evident in most areas. Very little was untouched in the two year refurbishment – full re-wiring (including cat 5e cabling for data), new plastering, reproduction of cornicing in many areas (superbly done) to augment original cornicing retained, installation of both traditionally styled column radiators along with more contemporary vertical radiators, handmade double glazed sash windows, both a renewed bathroom and en-suite shower room (by Porcelanosa and featuring imported Italian tiles), fitted wardrobe and storage provision to two of the bedrooms, renewed kitchen (with Corian worktops and integrated kitchen appliances), speakers set into ceilings and hardwired, as is the cat 5e cabling, back to a ‘communications’ cabinet (perfect for those into music), a glass fronted ‘cassette style’ wood burner stove by Stovax in the lounge and, only in April of this year (2022), complete redecoration both internally and externally.
Clients can refer to our floor plan to see the extent, and the size, of the accommodation, but in summary the subjects comprise:
• The original Mansionhouse Entrance Porch, retaining the Victorian floor tiles and a delightful feature of an original decorative timber ceiling.
• Hall with a further timber decorative ceiling (painted) at the reception area and a magnificent plaster cornice running through the hallway.
• Grand Lounge with bay window and double aspect and, again, an amazing cornice.
• A very smartly fitted Kitchen with white flush fronted units, Corian worktops and a fixed Corian breakfast table all offset by gorgeous Travertine floor and wall tiles. Appliances include – five burner gas hob, oven, microwave, dishwasher, fridge freezer and washing machine (all by Neff) and a designer, externally vented, cooker hood by Elica.
• Bedroom 1 – a magnificent room and originally one of the grand public rooms in the house. Large east facing bay window, an amazing ceiling cornice, and frieze, and fitted bedroom furniture including a set of central bespoke wardrobes.
• En-suite Shower Room – one that would be at home in a high-quality Boutique Hotel – cosseting, moody and extremely well done with Italian marble finishes to marry the floor and wall tiling and including a full ‘wet zone’ shower area with powerful thermostatic shower with both deluge and hand shower heads.

Cleverly, a vanity station with toiletries/dressing shelf, drawer with integrated socket for hairdryer, and a large wall mirror, has been designed and fitted.
• Two further Double Bedrooms, both with hugely impressive cornice work and with Bedroom 2 featuring a bay window and a compliment of modern fitted bedroom furniture. Both feature elaborate cornicing.
• Bathroom – Villeroy and Boch suite and another powerful thermostatic shower, with deluge and hand showerheads, set over the bath.

Flat 1 has its own private and generous garden grounds that extend to approximately 0.3 acres, in addition to the further expanse of communal gardens that are set to the front of Grey Court. The gardens for Flat 1 lie mainly to grass but have an array of specimen shrubs, trees, and wall climbers. The shared communal driveway winds through the front garden, illuminated by Victorian styled coach lamps. Flat 1 has its own, private, gravel drive that leads up the east side of the grounds where its detached single garage is located. In addition to this ‘owned’ land there is space for parking two cars, for Flat 1, by the front of the main entrance porch. This latter arrangement is a consensus understanding with the other owners, all of whom have their own areas to park.

Grey Court is in Ledcameroch Road, one of the most prized addresses not only in Bearsden but also within Glasgow. It is home to some of the largest and grandest homes of the suburb and is a Conservation District close by (within half a mile) of Bearsden Cross – the heart of the community. At the foot of Ledcameroch Road, on Station Road, is Bearsden Railway Station which provides a regular rail service into Glasgow’s West End and City Centre. For those with children, school catchment is at Bearsden Primary and Bearsden Academy. At the very top of Ledcameroch Road, is The Junior School for The High School of Glasgow. Bearsden is also home to St Nicholas’s Primary School and the recently opened Bearsden Early Years Learning Centre. Bearsden Cross has several Cafes, good Restaurants, a Bar and quality independent retailers along with an M&S foodhall. There is a Bank of Scotland, a well-stocked Post Office, and Chemists.
Bearsden is one of Glasgow’s foremost suburbs and places in which to live and, within it, Ledcameroch Road is one of its very best locations. Grey Court is undoubtedly one of its finest homes.
