Holidays cottages are let through “Unusual Retreats” generating about £900 p.w. In high season and about £460 p.w. Low season and an annual gross turnover of about £60,000. In recent years occupancy has been in the order of 98-99%.

Holiday cottages
The Count House was renovated to become the first holiday cottage in 1999. The owners had assumed that the cottage would be popular mainly in the summer months but quickly realised that guests love to visit all year round. A few years later The Smithy underwent a sympathetic restoration to become the second. For both cottages the aim was to preserve the slightly shabby industrial appearance externally and to provide an inviting and comfortable interior - traditional in looks but with contemporary facilities. It's proved to be a winning combination; so much so that occupancy rates have been a steady 98-99% in recent years. What is particularly gratifying is that a good proportion of those bookings are repeat business.
The owners have strived to reduce their impact on the environment as much as possible. Heating and hot water are provided by a carbon neutral wood pellet boiler. Soaps, shampoos and cleaning materials are all ethically sourced - as are guest (and pet) treats. The cottages are suitable for vegan guests. Full recycling and composting facilities are available. Having a railway station within walking distance encourages the ever increasing number of guests who prefer car-free holidays.

Planning - Lot 1
Planning permission (and listed building consent) granted 2009. Turfed roof link remains outstanding therefore works have not been completed and signed off by Cornwall Council.
Dry House chimney repaired and re-pointed in 1999. Minor works carried out by steeplejacks February 2022.
Cornwall Planning Ref. No: PA11/08663 dated 18 Oct 2011 provided “Listed building consent for the removal of dilapidated corrugated iron shed and replace with new structure adjacent to The Count House.”
Cornwall Planning Ref. No: E2/08/01458/ful, dated 18 Feb 2009 provided “Extension of existing dwelling (Smithy) involving restoration and conversion of former dry house and boiler house. Public rights of way
A public bridle path follows the main access track and runs through the site. A public footpath runs branches off and goes along the bank of the River Tamar, passing over both Lot 1 and Lot 2, ending at the eastern boundary where it then becomes a permissive path which continues and forms a circular route.

The Tamar Valley
Okel Tor Mine is situated on the banks of the River Tamar within the beautiful, partly wooded valley, which forms the border between Devon and Cornwall. About a mile away is the village of Calstock which has a general store, two pubs, a church and a primary school. Within easy reach to the north-east is the ancient stannery town of Tavistock, which possesses a full range of local amenities including shops and restaurants, as well as private education with Mount Kelly College and Preparatory School. The property is situated on the upper reaches of the tidal River Tamar. To the south is the beautiful Tamar Estuary and the south coast of Devon and Cornwall, with its beaches, estuaries and excellent opportunities for sailing and
coastal walks. A few miles to the east is Dartmoor National Park, renowned for its spectacular scenery and providing many opportunities for walking, riding and fishing. Within about 20 minutes drive is the St. Mellion Golf & Country Club. The charming Cotehele House (National Trust) is an easy walk from the property. On the other side of the River Tamar is Morwellham Quay which is within the Cornwall and West Devon Mining Landscape World Heritage Site.
Both the A30 and A38 dual carriageways are within easy reach. Plymouth is about 45 minutes away by car - either via Saltash or Tavistock. Calstock has its own station on the Tamar Valley branch line to Plymouth (35 minutes). This connects with the Penzance to Paddington mainline. Plymouth is a main ferry port with sailings to France and Spain.
