This exceptional loft conversion occupies a wonderful position on the first floor of Templeton Court, a beautifully considered renaissance of a Victorian carpet factory. Sitting on the eastern fringe of Glasgow Green, this capacious one-bedroom apartment unfolds over approximately 1346 sq ft and balances its industrial past with fastidiously detailed contemporary insertions. The soaring internal living spaces are cleverly and dynamically exploited, and walls of windows afford far-reaching tree-lined vistas. The apartment has a dedicated parking space and lies close to the city centre, amid a plenitude of cafes, pubs and restaurants.

The Building

Completed in 1891, to the design of architect William Leiper, Grade a-listed Templeton Court takes inspiration from Venice’s Palazzo Ducale (the Doge’s Palace). The elaborate gothic façade is made from decorative brick, glass mosaic, and terracotta, with the industrial nature of the factory concealed behind. Serving as the world-renowned Templeton and Son’s carpet factory until the early 1980s, the building is home to a modern ‘lifestyle’ village of apartments, workshops, bars, restaurants and office space.

The Tour

The central quadrangle of Templeton Court gives access to a shared lobby and stairs. Upon entry to the apartment, a set of interiors unfolds that illustrates an intimate understanding of the building’s industrial heritage. There is a masterful and exacting marriage of materials and textures, old and new. This creates a sophisticated set of spaces that feel at once aesthetically arresting, versatile and welcoming. Surprisingly intricate details and a sleek contemporary opulence reveal themselves gradually, reflecting the meticulous precision that epitomises modern urban living within this apartment.

Oak herringbone parquet runs underfoot throughout, uniting the cleverly conceived living spaces; a lofty L-shaped entrance hall culminates in a floor-to-ceiling internal glazed screen, affording leafy views beyond.

The heart of the home is open-plan, with a light-filled kitchen and living room. The sleek kitchen has a wall of cabinetry and a long central island, topped with a concrete worktop, perfect for easy entertaining. Overlooking the park, through banks of metal-framed windows, and rising in height to over five metres, the living area is a wonderful spot to gather and socialise; there is space for reading in the curved western nook.

A bespoke metal circular staircase rises to a generous mezzanine level. Sitting atop the kitchen, it combines supporting structural elements with the decorative. The current owner uses the mezzanine as a home office, library and party space. Masked amongst the wall of bookcases is a hidden jib door. This gives access to the poker room; an area easily adapted to various uses.

A luxurious main suite has been created where previously there were two double bedrooms. Overlooking distant verdant parkland, the suite maintains the apartment’s sumptuousness with a rich colour palette and beautifully coordinated fittings. The en suite shower lies behind a pocket door and is lined in micro-cement. A second bathroom with a bespoke, hand-crafted bath and contemporary black sanitary fittings sit off the hallway; it has two handy coat cupboards.

The Area

Templeton Court sits adjacent to Glasgow Green, the city’s oldest park that stretches over 130 acres, alongside the River Clyde. This is a lovely area to walk, run and picnic and also offers recreation grounds and sports pitches. Sitting within is People’s Palace, a museum dedicated to the people of Glasgow and how they lived, worked and played.

The area has an abundance of cafes, restaurants and bars. Within Templeton Court, West Brewery is a place to enjoy artisan lagers and wheat beers. Also nearby are Barrowlands, the legendary dance hall and music venue and Saint Luke’s, a perfect spot for evenings of lively entertainment. In addition to the permanent offerings, the area comes alive at the weekend at The Barras market, a mixture of street markets, indoor markets, shops and pubs.

Templeton Court lies just over a mile from the city centre. It is less than a 10- minute walk from Bridgeton Station, which gives ready access to Argyle Street Station in the Merchant City in around eight minutes. Edinburgh Waverley is reached in approximately 50 minutes and London Euston in about five hours. Glasgow airport sits on the north-western edge of the city, approximately nine miles from Templeton Court.

Service Charge: Approx. £2,500 per annum (includes for repairs to shared areas and the outside of the building, cleaning services, building’s insurance, freeholders’ administration/management charges and CCTV)
