Description

The property

Tenure: Freehold

This fantastic cottage in Shenstone Wood End with excellent room proportions will prove very popular to viewers seeking a property in a great rural location with character. With most of the building having been built in the 17th Century as a Farmhouse, viewers will be forgiven for assumed it is detached from the front appearance. It is in fact semi-detached with a smaller cottage attached to the rear-right hand side of the building.

The property is set far back from Birmingham Road behind a double length driveway and a wide expanse of lawn. To the left of the building is a secure gate through to the rear garden and viewers will begin their visit by taking the large wooden door into the hallway. Many of the doors are the original from when the property was built.

Ground Floor & Garden

The front part of the ground is extended, and this provides a great length hallway for guests to remove coats and shoes. To the right of the hallway is the lounge which is a very generous reception room with a grand brick fireplace on the far wall. The fireplace has had an open fire / log burner in the past but is now fitted with a large gas fire. There is a bowed window to the front providing plenty of natural light.

To the left of the hallway is a magnificent open-plan kitchen with dining area that guests will find very impressive. The kitchen suite is to the rear of the room and allows for plenty of room for a family dining table as well as a sofa area if desired, it’s that large. The suite comprises of two rows of units with the popular feature of an island in the centre. The island includes the one-and-a-half sink with drainer with the integrated oven, gas hob and refrigerator located within the units on the far wall.

A door to the rear of the kitchen leads through to utility room which is very large for this type of room and features a matching suite to the kitchen. Within the units on the far left is the gas central heating combi-boiler, with plumbing and spaces for a washing machine and tumble dryer also available. A second sink and drainer is also present in the utility room with a door to the left of the room accessing the garden.

The garden features a large, attractive printed-concrete patio which allows the new owners to position a wealth of outdoor furniture. The patio extends down the side of the property to the secure gate. The remainder of the floor space is covered by lawn with a wooden shed to the left and tall wooden fencing erected to the boundaries.

First Floor

Viewers make their way up a wider-than-usual staircase up to the first-floor landing, which has doors leading off to both bedrooms and the family wet room. The wet room is a lovely modern suite that comprises of a toilet, wash basin, chrome heated towel rail and a shower unit fitted over a wet room floor. The entire room has tiling large ceramic tiles fitted to the floor and walls.

The master bedroom is located to the left of the first floor and is a vast double bedroom with a built-in storage cupboard and recess for a wardrobe on either side of a protruding chimney breast. There is a window to both the front and rear of the room making this a lovely and bright bedroom. The second bedroom on the right of the building is another double bedroom with a window to the front overlooking the fields opposite Birmingham Road.

Cellar

Typical of a house from this era, there is a cellar underneath the ground floor however the size of this cellar is very impressive. It is accessed from a door in the kitchen and has quarry tiled steps leading down to the two main cellar areas. Each area has the traditional vaulted ceiling allowing for plenty of head space and still has the cold slabs in place. There is a third smaller room in the cellar for storage.

Transport links

Birmingham Road, also known as the A5127, leads to Lichfield and Sutton Coldfield. It also leads to Birmingham, however the best route there is probably by joining the A38 at either the nearby Weeford Island or by cutting through to Bassetts Pole from Watford Gap. Travelling toward Lichfield will lead towards Wall Island which has a junction with the A5 which allows for commuting to Tamworth & Cannock.

The motorway network is also a short drive as the M6 Toll Road is accessible off the A5127 near Shenstone for journeys north, and Weeford Island for journeys south. Those not wishing to pay a toll charge can take the A446 from Bassetts Pole to the M42 which is perfect for reaching Birmingham International Airport, Solihull & Coventry (M6).

The nearest train station is Blake Street Railway Station which lies on the Cross City Line and runs services to Birmingham New Street, University, Sutton Coldfield, Lichfield and Redditch.

For buses, the X12 bus service between Sutton Coldfield and Burton upon Trent stops close to the house and passes through Shenstone village.

Schools & amenities

Parents will be delighted that this property lies in catchment of the highly regarded King Edward VI School in Lichfield. The local primary schools are further good news as Greysbrooke Primary in Shenstone holds an Outstanding (1) Ofsted rating, whereas the primary schools in nearby Little Aston and Four Oaks all hold either an Outstanding or Good (2) rating. Although we have made every effort to research this information, parents are advised to check with the local authority before confirming catchment.

It is a short drive from Little Aston Golf Club which is a popular members-only club which also hosts business conferences and functions. Further into Little Aston is a junction where there are local businesses that include a family-run butchers.

The closest restaurant to the house is a short walk, as the Toby Carvery (formerly The Highwayman) is in Shenstone Wood End close to the property. For shops, travelling towards Shenstone (not Woodend) village there is a Tesco Express convenience store and Fish & Chip Shop/Chinese Takeaway house.

Nearby Shenstone is a classic English village, with public houses and local businesses including a butchers, florist, and newsagents in the centre of the village. There is also a playing field with tennis courts in Shenstone.
