Description

An absolutely stunning detached barn in the highly sought after village of st mawgan, near to mawgan porth. Deceptively large plot with generous gardens. Immaculate three bedroomed accommodation and second detached barn offering endless potential.

Location: St Mawgan (Mawgan in Pydar) is a village and parish situated approximately four miles North of the catchment town of Newquay.

The nearby neighbouring village of Mawgan Porth has a large family friendly golden sand beach that has achieved the highest UK standard for bathing water quality. Surrounded on two sides by rugged coastline that meets the Southwest coastal path. It is often regarded as one of the best beaches in not only Cornwall, but also the UK.

St Mawgan has to be one of the prettiest villages locally and as such one of the most in demand. Nestled in the wooded Lanherne Valley with the River Menalhyl running through it. The thriving community centres around the picturesque village green, 13th century church, Ofsted outstanding Mawgan-in-Pydar primary school, village store/post office and the amazing Falcon Inn; a traditional village pub serving hearty meals, many guest ales and having a beautiful beer garden for all the family to enjoy. The property is conveniently positioned within a short downhill walk to the village centre.

St Mawgan is perhaps best known as the home of the nearby Newquay Cornwall Airport offering flights to a variety of National and International destinations including daily flights to London. For added convenience the major towns of Newquay, Wadebridge, Padstow, St Austell and the Cathedral City of Truro are all easily accessible by car within four to twenty miles.

Summary: Valley View is an absolutely exquisite detached Barn Conversion, just perfect for modern family living, whether it be for an everyday home or a lucrative holiday home/holiday let. Stepping inside and you are instantly blown away by the vast open plan main reception space, with its cosy fire, beautiful exposed Cornish stone walls, original vaulted ceilings/beams and Juliet balcony, it sets the standard high and is a wow factor first impression. The viewing experience is heightened further as you walk around and see everything that is on offer, highlights including 3 good double bedrooms including Master Ensuite, an interesting reverse level design, plentiful parking, gorgeous mature large gardens, and a completely detached second barn that offers unlimited potential for conversion/development.

Valley View blends period features, enchanting charm, modern comforts and family size space effortlessly, and in our opinion is one of the finest Barn conversions of its type we've have seen in the Newquay locality.

The property's origins can be traced back as far as 16th Century. Originally (part of St Mawgan's rich farming heritage) used as cattle barns. In 2000 it was converted to the fine residential property it is today. The current vendors throughout their ownership have vastly improved the property both inside and out, presenting it in absolutely pristine order.

The front drive comfortably provides parking for 4 cars and has wide double timber gates through to the rear where the second barn is positioned. To the side of the drive there is gated stepped access up to the main entrance of the property. Beautiful double doors with pull bell provide a fitting entrance. Entering the property on the first floor into the main Lounge/Diner is a truly immersive experience, this incredible family room measure over 28ft, yet feels bigger owing to the feature vaulted ceilings. There is a gorgeous oak floor throughout, expertly pointed exposed stone walls, triple aspect windows including patio doors to a Juliet balcony and so much room, even for the biggest of family furniture, yet it still feels cosy all at the same time. At the living end there is a contemporary style cylindrical multifuel burner; perfect to nestle down to on a cold winters evening. At the dining end there is a large opening through to the kitchen, giving the kitchen a semi open plan feel. The kitchen although compact has a well thought out full range of country cream shaker units complimented by solid oak work surfaces. It has an integrated oven and hob, space for extra white goods, upcycled period dresser and velux sky lights.

Stairs filter off from the kitchen down to the ground level. A 30ft hallway with slate tiled floor provides access throughout. There are three double bedrooms all with exposed beams, deep slate windows sills and beautiful oak latch style doors. The largest of the three bedrooms has its own fully fitted shower ensuite with airing cupboard. At the end of the hall is the main bathroom; an opulent room with period style suite to include gorgeous roll top bath.

Throughout the property there is oil fired central heating and rustic oak coloured UPVC double glazed windows. The property is positioned within a conservation area, but thankfully is not a listed building.

The second detached barn is just behind the main property. Currently utilised as a garage/workshop/home gym. It has two parts: The main area measuring 25ft and a second adjoining area with shower facilities. Like the main property it is stone built, and subject to the normal consents may offer scope for conversion/redevelopment into an annex or similar. Whatever the intended use it is a fantastic addition to the property with so much potential.

The gardens of Valley View are absolutely magical...! Between the two buildings there is a large stone chipped courtyard garden, which is a total suntrap and the perfect place for a family BBQ. Beyond the second barn is where the main gardens can be found. On the upper tier there is a private patio and good size formal lawn, this elevated vantage provides stunning views over the neighbouring woodland valley. There is a second lawned tier beyond this with sunny seating area and steps down through a woodland style planted garden to the bounding stream. As you stand at this bottom end of the garden next to the stream you cannot help but feel relaxed and revitalised; the most amazing area for kids to muddy play or adults to get lost in the moment as the water trickles by – Viewing essential. No ongoing.

What we love: This is everything a country home should be; a beautiful period barn in the most wonderful village, near to the coast and close to major towns. If you're looking for the good life, this is it!
