Description

An imposing 6 bedroom country house with an adjoining 1 bedroom coach house dating back to 1860, in a sought-after location on the western fringes of Dartmoor. Substantial traditional barn with potential and storage barns all in 7.25 acres of attractive gardens, orchard and pasture paddocks. Far reaching views to Dartmoor.

The property is situated on the edge of Mary Tavy in a quiet rural location. The village is served by a post office/general stores, primary school, public house with restaurant and places of worship. The property lies within the Dartmoor National Park, renowned for its spectacular scenery, there are many options locally for walking, riding, golfing and fishing.
Tavistock is 4 miles to the south west, offering an excellent selection of individual shops, supermarkets, traditional pannier market, restaurants, public houses, hotels, doctors, dentist surgeries and leisure facilities. Tavistock also provides a good selection of private and state education, including Mount Kelly and Tavistock College. Plymouth lies approximately 18 miles to the south and provides a more comprehensive range of shops and leisure facilities and main line railway station.
A most appealing and characterful 6 bedroom country house and has the potential to create a further self-contained annexe.

The house is believed to date back to 1860 when it was built on the site of a medieval farmhouse, mentioned in the Doomsday book as land of Wagesfella which was attached to the manor of Mary Tavy held by Nigel Judhael of Totnes. The property then passed to Reginald Pole-Carew who is related the Pole-Carew's of Anthony House in Cornwall which is now owned by the national Trust. During World War II as the house was unoccupied the American army rented the house and positioned a sentry box outside the main gate. In 1944 The Royal Devonport Dockyard Orphanage rented the house until 1946 when they purchased North Warne, it was sold to the current owners in 1992.

The house has many character features with semi-circular bay windows, granite mullion windows, granite surround arched front door, ornate mosaic floor, fireplaces, alongside the modern benefits of double glazed windows, central heating and solar panels.

The front entrance is a particularly notable feature creating an impressive welcome to this imposing country house.

Gardens

From the quiet parish road, the drive sweeps through a small, wooded area opening to the front of the house opening to a parking and turning area, central island planted with rhododendrons. A gated entrance with ornate granite pillars opens onto a gravel path leading up to the front of the house with flower bed borders on either side and large lawned gardens which continue round to the side of the house. To the rear is a brick paved patio courtyard, steps lead up to a terraced lawn and vegetable garden.

The Land

The land is divided into 3 easily managed enclosures, at the front of the house is a 2 acre paddock with mains water, a field shelter 6m x 3.5m (19'8 x 11'6) and Stone building 2.8m x 2.8m (9'2 x 9'2) over the well. At the rear of the house the land extends to 2.60 acres with mains water and at the side of the house is the paddock and orchard of 1.14 acres.
