Local Authority: Cornwall County Council.

Two if By Sea is situated in an enviable elevated position overlooking the coast and Portmellon Beach, occupying one of the best waterfront sites in the village. Portmellon is a quaint Cornish village located just half a mile from popular Mevagissey. The sandy beach at Portmellon is safe for bathing and there is a public slipway for launching boats. The beach is around 150 metres long and on occasion seals can be seen in the cove. There is a popular pub by the beach, The Rising Sun Inn, offering good food, drink and accommodation.
Mevagissey, meanwhile, is an attractive harbourside village which was once the centre of Cornwall’s pilchard fishery. The village has a tradition of boat building from 1745 and still has a working harbour with a few dozen fishing boats. Mevagissey is renowned for its labyrinth of quaint cob and slate fishermen’s cottages, retaining much of its charm through its tiny winding streets and is particularly noteworthy for its historic twin harbour walls. Each year at the end of June, Mevagissey celebrates Feast Week, which has a number of events, music and dances through the streets. At the end of the week there is a carnival and a fireworks display. Mevaggisey has a number of local shops as well as cafes, pubs, restaurants and tearooms, plus an activity/sports centre with sports grounds and a primary school.
A more extensive range of facilities is available at St. Austell, approximately 7 miles away, including a number of schools, supermarkets and a mainline railway station. The local area is renowned for its natural splendour and opportunities for outdoor pursuits. Much of the nearby coastline is also owned and protected by the National Trust, offering spectacular coastal walks. The South West Coast Path passes through the village, which is England’s longest waymarked long-distance footpath and a National Trail. The south coast of Cornwall is also renowned for its safe bathing, rocky inlets, sailing and boating, free from the pounding surf and strong tides of the Atlantic Ocean. The garden to the front of the house has been beautifully landscaped and terraced, with riven slate steps bordered by low-maintenance planting ascending to the entrance, creating a striking first impression. From this aspect, excellent views over the village and towards the surrounding countryside can be appreciated.
A separate set of garden steps lead you through the herb garden and down to an immature orchard.
