Description

Two if By Sea is a truly exceptional property which has been designed and built by the current owners. The property offers over 4,450 sq. Ft. Of flexible living space and has been cleverly designed to take full advantage of the superb sea views from practically every room. Its presentation is immaculate and the attention to detail is sublime, with contemporary Art Deco influences to the design throughout.

The accommodation is approached through a sweeping landscaped drive. On stepping up to the entrance veranda, the bespoke acacia double doors offer spacious entry to the property.

A welcoming reception hall with walnut parquet floor and bespoke fitted bookshelves is easily overlooked due to the generous coastal views to Chapel Point.

Crittall double doors lead into the spacious office, with exceptional views and ample cleverly concealed storage. Sliding doors allow for easy access to a substantial exterior seating terrace overlooking the private sand dune gardens.

The large drawing room is the heart of the home, which features a striking contemporary Bell fireplace and two substantial seating balconies with magnificent views. From the drawing room, Crittal sliding doors open into a spacious open plan Kitchen/ Family Room. The bespoke kitchen is well-equipped, featuring Kettle Co units, premium Caesarstone quartz worktops and Bosch appliances (including two pyrolytic self-cleaning wifi-enabled ovens, integrated microwave oven, separate warming oven, induction hob and dishwasher with Info light projection). The Quooker boiling tap, Fisher and Paykel extractor fan and dual temperature wine cooler offer added luxury to this statement kitchen.

The solid quartz kitchen island offers over 10m of continuous worksurface, with a granite sink and separate ‘waterfall’ informal dining area. The views to Portmellon bay and the craggy cliffs of Chapel Point are outstanding, and further enhanced by the antique mirror splash backs for views when cooking.

These views are further optimised from the kitchen roof terrace which is accessed from the kitchen. The roof terrace occupies a remarkable position with different views on each side: The coast to the south and west, the verdant countryside valley to the north, and across Portmellon village to the
east. These views are further complimented by the living sedum roof garden.

Completing the first floor is a cleverly concealed cloakroom accessed behind secret door panelling. The cloakroom features a bespoke Arcade Pashley bicycle washstand and Villeroy & Boch suite. An elegant handcrafted serpentine staircase with wrought iron Art Deco inspired balustrade and curved oak handrail leads to the ground floor from the drawing room.

Four double bedroom suites are situated on the ground floor; each with its own stylish ensuite bath or shower room, tiled in Carrera with bespoke handmade vanity units. Each bedroom suite has its own spectacular coastal views and glass door leading to exterior seating terrace.

The utility room is fitted with bespoke Kettle Co units, and benefits from ample space for personal home gym. A separate boot room offers ample storage and benching for residents. A door leads from here to the attached oversized double and single garage space, with electric operating garage doors.

Completing the accommodation is the principal bedroom suite on its own separate floor, accessed from a hidden staircase behind panelling in the reception hall. This spacious bedroom has the benefit of superb double aspect sea views to Chapel Point & Polruan, a dressing room with bespoke fitted wardrobes and en suite bathroom featuring Carrara tiling, twin basins and a walk-in rain shower.

Services: Mains electricity, water and drainage. Lpg and air source heat pump. Zoned, wifi enabled underfloor heating throughout. Wifi enabled, zoned security system. Intercom operated entry gates. Pir lighting in all bathrooms as well as demister mirrors.

Local Authority: Cornwall County Council.

Two if By Sea is situated in an enviable elevated position overlooking the coast and Portmellon Beach, occupying one of the best waterfront sites in the village. Portmellon is a quaint Cornish village located just half a mile from popular Mevagissey. The sandy beach at Portmellon is safe for bathing and there is a public slipway for launching boats. The beach is around 150 metres long and on occasion seals can be seen in the cove. There is a popular pub by the beach, The Rising Sun Inn, offering good food, drink and accommodation.

Mevagissey, meanwhile, is an attractive harbourside village which was once the centre of Cornwall’s pilchard fishery. The village has a tradition of boat building from 1745 and still has a working harbour with a few dozen fishing boats. Mevagissey is renowned for its labyrinth of quaint cob and slate fishermen’s cottages, retaining much of its charm through its tiny winding streets and is particularly noteworthy for its historic twin harbour walls. Each year at the end of June, Mevagissey celebrates Feast Week, which has a number of events, music and dances through the streets. At the end of the week there is a carnival and a fireworks display. Mevaggisey has a number of local shops as well as cafes, pubs, restaurants and tearooms, plus an activity/sports centre with sports grounds and a primary school.

A more extensive range of facilities is available at St. Austell, approximately 7 miles away, including a number of schools, supermarkets and a mainline railway station. Truro, the cathedral city of Cornwall, is also approximately 14 miles away. Truro has the widest range of facilities in Cornwall including many supermarkets, businesses, first class shopping, a wide range of restaurants and bars, a cinema and theatre. There is a good number of state and independent schooling in the city including Truro School, Truro Prep School and Truro High School for Girls.

The local area is renowned for its natural splendour and opportunities for outdoor pursuits. Portmellon is within on the Roseland Heritage Coast Area of Outstanding Natural Beauty which, along with National Parks, are considered to be the most special landscapes in the country and belong to an international family of protected areas. Much of the nearby coastline is also owned and protected by the National Trust, offering spectacular coastal walks. The South West Coast Path passes through the village, which is England’s longest waymarked long-distance footpath and a National Trail. The south coast of Cornwall is also renowned for its safe bathing, rocky inlets, sailing and boating, free from the pounding surf and strong tides of the Atlantic Ocean. The towns of Fowey and St. Mawes, both approximately 12 miles away, offer some of the best sailing in the UK. For golfers, St. Austell Golf Club is just six miles distant from Two if By Sea.

Communication links in the area are good. There is a mainline train service from St. Austell to London Paddington with most journeys taking about four hours. There are also links to the A390, A38 or the A30 to the M5 at Exeter. Cornwall Airport Newquay is about 17 miles away and has daily flights to London Gatwick, taking about an hour. Exeter and Bristol Airports provide a wider range of domestic and European flights.

Two if By Sea is approached via a private gated entrance with intercom remote operated entry. The private drive passes through the grounds, leading to a guest parking area and then an additional parking area in front of the garages.

The garden to the front of the house has been beautifully landscaped and terraced, with riven slate steps bordered by low-maintenance planting ascending to the entrance, creating a striking first impression. From this aspect, excellent views over the village and towards the surrounding countryside can be appreciated.

A separate set of garden steps lead you through the herb garden and down to an immature orchard.

At the rear of the house is a large green oak terrace, accessible from each of the bedroom suites on the ground floor, which provides the perfect place for entertaining and enjoying the magnificent sea views. These views re further enhanced by the landscaped dune gardens, with bespoke green oak seating areas and landscaped lighting.

There is a separate private pedestrian path owned by Two If By Sea, that leads to quick access to Portmellon Beach. Two if By Sea also owns part of the foreshore in Portmellon Cove.

Within the grounds, there is a stone-built cottage known as Old Portmellon Cottage. The two storey cottage, with mains drainage and electricity connected, is not Listed and does not have full residential permissions. Originally, it was a fisherman’s cottage and is believed to be one of the oldest dwellings within Portmellon. Opportunity for conversion into office or holiday accommodation (subject to necessary planning permission).
