Little Argal consists of a delightful three-bedroom cottage set centrally within over 1.5 acres of beautiful gardens on the banks of the Argal Reservoir.

The house is unseen from the road and the grounds are very private. A long drive leads down to a generous parking area and garage to the side of the house. There is a second driveway and parking area above the house, useful for the storage of boats or caravans etc.

Entering the house there is a comfortable living room with a woodburning stove under a granite mantel. Hardwood floors and exposed beams add character.

To one side of the house is a kitchen/dining room. An oil fired Aga has pride of place and there are a range of painted floor and wall mounted cabinets with a hardwood worktop.

To the opposite side of the house is a more recent extension creating a very attractive sitting room with a vaulted ceiling with exposed beams. Large dual aspect windows and a French door overlook and give access to the garden.

Upstairs there are two double bedrooms, the master having a large range of built in cupboards one of which includes a glamour unit. A third single bedroom is ideal for a child having room for a single bed. There is a good sized family bathroom with a panelled bath with shower over, sink, w/c, bidet and heated towel rail. There is an additional cloak room on the ground floor.

The house gardens are very private and surround the property to all sides. Reaching approximately 1.7 acres, they consist of large lawns, various patio areas, a pond and river, woodland, fruit and vegetable garden and numerous established trees and shrubs including camellias, rhododendrons, azaleas hydrangeas and gunnera. A full video tour of the garden and house is available through the agents. At the bottom of the garden is a small gate giving access to the footpath which leads around the reservoir.

From the property exceptional views are enjoyed of the setting sun reflected in the water. Despite this essentially rural location, the property is not isolated with a handful of other houses in the general locality.

Argal is first recorded in 1284 and probably means a “secluded place or retreat”. In those days the owner took his name from the place and Osbert Argal paid 13d on the Lay Subsidy Roll of 1327. The earliest known record of Lower Argal is 1748.

Surrounding area

Little Argal occupies a superb rural position amidst gently undulating countryside between the Rivers Fal and Helford near the South Cornish coast. This is an area of great natural beauty with the views out of the grounds dominated by rolling fields and, to the west, by the neighbouring Argal and College Reservoirs. Together these extend to around 100 acres, are designated as a nature reserve and are a mecca for bird watchers and fishermen. A circular walk of about 2 miles around the reservoirs passes through woods and meadows.

The village of Mawnan Smith lies around 3 miles to the south and offers excellent local facilities. Falmouth is a similar distance to the east and contains a wide range of shops while the Cathedral City of Truro is just under 10 miles to the north and is the administrative centre for the county and contains the regional hospital.

Communications between Cornwall and the rest of the country have improved greatly in recent years with the A30 now a dual carriageway for most of its length to the junction with the M5 at Exeter. Newquay Airport offers regular scheduled flights to London, other major cities in the UK and to the continent and there is a branch line railway service from Falmouth to Truro and an ongoing mainline service to London Paddington.

The area is rich in outdoor pursuits with excellent sailing on the Helford and the Fal, golf at Budock Vean, Falmouth and Truro, various sandy beaches within easy reach and picturesque walks along the coastal footpath.

When approaching the property from the east on the A30, turn off at the Carland Cross roundabout (by the wind Farm) and take the A39 to Truro, and then on towards Falmouth. Continue on this road around the Treluswell and Treliever roundabouts and at the next roundabout turn right towards Mabe. Proceed straight ahead over the first crossroads and then at Antron turn left and follow the road down the hill past the Argal Reservoir on your right; the drive to Little Argal will be found as the road veers left on your right hand side.

Services & council tax
