Situated on the outskirts of St Issey, just a short walk into the village and only a short drive to the picturesque harbour village of Padstow is The Manor House, a Grade II listed semi detached Georgian residence of grand proportions and a stately façade. Arranged over three floors, the property has nine bedrooms with independent four bedroom accommodation attached on one side, a substantial stone outbuilding and enclosed gardens to the rear.
The property is full of traditional features indicative of the period having been tastefully updated and improved during the current vendors ownership, maintaining the fabric of the original building whilst serving a successful business and home. The property is thought to have been built around 1826 and offers over 5000 square feet of accommodation.
Two grand principal reception rooms, large kitchen/diner with oil fired Aga, boot room, commercial kitchen and a further bedroom/reception room make up the ground floor accommodation.
A grand, regal staircase rises to the first floor - stopping halfway to serve a large, modernised family bathroom. A labyrinth of bedrooms, two of them en-suite, and an additional wet room style shower room make up the first floor while the second floor provides a further four bedrooms, shower room and cloakroom.
The Mill, attached to The Manor House and with an interconnecting door from the commercial kitchen, provides three storey accommodation to include four bedrooms, lounge with stable door, office and family bathroom.
Further noteworthy features include exposed stonework, sliding sash windows, exposed ceiling timbers and feature fireplaces. We understand the roof to main part of the house was replaced in March 2019.
Heading outside, there is a large area of tarmac for off road parking and a barn measuring approximately 4.5m x 9m, containing a large drying room for wetsuits and a general store - with power and light connected at a double height. The attractive front facade is bounded by a low stone wall with maturing hedging, a central pathway to the front door and gravelled either side.
To the rear of the property is the garden, mainly laid to lawn with barbecue, decking and patio area complete with a hot tub. There is covered storage and a garden shed all beautifully enclosed by mature planting and good fencing. Services to the property includes mains electricity, water and drainage with oil fired central heating.
The Manor House has a long and fascinating history and this prominent property within the village would equally serve well as a large family home, a home with income potential or indeed provide additional accommodation for a dependant relative. Currently used for a successful business, we at Jackie Stanley highly recommend an internal viewing to fully appreciate all that is on offer.
The beautiful Cornish village of St Issey sits between the picturesque fishing harbour of Padstow and the thriving market town of Wadebridge. The village is home to the very popular 17th Century Ring o'Bells Inn which has a fantastic reputation for good food and a welcoming atmosphere. Other amenities include a church, village hall and primary school. Walks down to the Camel Trail and the Saints Way are easily accessible and the golden sandy beaches of the North Cornish coast are just a short drive away. If you like a beautiful country walk then Padstow is within walking distance from the property via the country lanes, public footpaths and Camel trail, which takes under an hour.
The historic and picturesque fishing town of Padstow is just three miles distant and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6, cool seafood bar Prawn On The Lawn and of course Rick Steins esteemed Seafood restaurant. Wadebridge is a thriving market town on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.
