Polruan lies on the east bank of the river Fowey, just inside the entrance to Fowey harbour. The village has its own general stores, sub post office, tea rooms, two public houses and a long established boat building and repair yard. The village is connected to Fowey, which has a wider range of small shops and businesses catering for most day to day needs, by a regular passenger ferry. The immediate area is surrounded by many miles of wonderful coast and countryside, much of which is in the ownership of the National Trust. Once away from the immediate local lanes, there are good road connections to the motorway system via the A38/A30. Railway connections (London Paddington) can be made at a number of local stations (Par, Liskeard & Lostwithiel).

The Property

Tommy’s was built in 1981 on the site of a former boathouse and is currently a much-loved family holiday home with just a short walk to the amenities of Polruan and to the pedestrian ferry across to Fowey. Named after a well known village character and the former caretaker, the house was built around a steel frame secured to the rock below that forms the private quay. Tommy’s was architect-designed and built by the current owners, with great consideration given to creating a low maintenance structure. (With the house being immediately adjacent to the water front, this was an important consideration and has provided a significant cost saving over the ensuing period).

The house has a reverse-level layout, with the living space upstairs designed to make the most of the wonderful views across the estuary. On the ground floor, there are three bedrooms, all with views to the Fowey estuary, and a family bathroom, a separate WC and shower room, and a large airing cupboard. There is an external utility room adjacent to the front door, while beneath the utility room is a boat store/storage room.

On the first floor, the modern fitted kitchen overlooks the harbour. Immediately adjacent is an exceptional sitting/dining room with an open fireplace and Cornish slate hearth, and with two large picture windows. These full height windows not only provide uninterrupted views of the estuary and Fowey beyond, but also slide open to give access to a recently installed aluminium and glass balcony. This in itself is a wonderful addition to the property which offers the facility to sit out at any time of the day or night. The balcony runs across the full width of the house.


Tommy’s has a spacious waterside terrace which is linked to the foreshore by gated steps. At high tide, visitors can arrive at the terrace by boat, while at low tide access can be taken to the sandy/shingle beach below the property for a short walk to the village and pubs. There is also access from West Street along a shared pathway with neighbouring properties.

Tommy’s also has a private running/outhaul mooring (subject to licence from the Harbour Commission).
