The land comprises approximately 118.13 acres of arable land, 6.84 acres of permanent pasture and 10.24 acres of woodland.
The arable land is farmed in hand on a rotation of combinable cereals, temporary pasture and miscanthus. There is also a small parcel of permanent pasture.
Lot 1 – Main Arable Block and Buildings 74.02 acres (29.94 hectares)
The land is located through the main gates to The Warleigh Estate with the land to the left comprising of approximately 74.02 acres, two good sized agricultural barns suitable for a variety of uses together with 2 silage clamps. The land is made up of 5 sizeable arable fields extending to approximately 70.46 acres with hedgerows dividing them. A good track forms the spine of the farm and allows for excellent access to all the fields. There are some small parcels of miscanthus currently in use for the vendor’s shoot – see back of brochure for further details.
The larger agricultural building is of timber construction and earth floor with a run of concrete across the middle. The building measures approximately 41.30 metres x 27.60 metres. The lower barn is a modern steel and breeze block construction, with concrete floor measuring approximately 15.35 metres x 27.40 metres. The farmyard is also accessed via Old Warleigh Lane, which leads directly from Tamerton Foliot.

The south facing land comprises of gently sloping land in 3 fields with hedgerow boundaries between them and mixed woodland extending to 2.58 acres. Access is gained from Station Road to the south, however if a buyer bought the whole it adjoins Lot 1 where access can be gained. The 14.33 acre field has previously been ploughed but is currently down to 12.68 acres of temporary grass and 1.65 acres of miscanthus and a small strip of kale currently in use for the vendor’s shoot – see back of brochure for further details.
The two fields to the east are both in permanent pasture and measure 3.23 and 3.61 acres.
Lot 3 - Woodland
7.66 acres (3.10 hectares)
The mature woodland comprises mainly of attractive old English woodland such as Beech and Oak trees extending to approximately 7.66 acres. The woodland is accessed off Station Road or from Lot 2 and 4.
11.97 acres (4.84 hectares)
Two gently sloping south facing fields extending to approximately 11.97 acres. Both fields have previously been ploughed and drilled to cereal crops. The upper field is currently temporary pasture. The miscanthus in the lower field was planted 3 years ago and is harvested for horse bedding. Lot 4 is accessed up a track off Station Road to the right after the Lot 3 woodland. The field gate is at the top of the track.

Two good sized fields which have previously been ploughed and are currently in temporary pasture.
