Introduction

Upper Hurlestone is a spacious first floor apartment enjoying an elevated south facing position, a relatively level walk from the harbour and centre of St Mawes. It has sensational views over the ever-changing coastline, activity within the harbour, and across the Percuil river to the landmark Place House and adjoining unspoilt national trust owned countryside.

Location Summary (Distances And Times Are Approximate)

Truro: 10 miles via King Harry car ferry. Falmouth: 20 minutes by passenger ferry. St Austell: 15 miles. Cornwall Airport (Newquay): 29 miles. Exeter: 97 miles. London: 70 minutes by air (to Gatwick), 4 hours by rail (from St Austell to Paddington).

St Mawes

The exclusive coastal village of St. Mawes on the eastern side of the Fal Estuary has long been one of Cornwall’s most desirable destinations. At the head of the beautiful unspoilt Roseland Peninsula, the village is linked to the port of Falmouth and to the city of Truro via the St Mawes Ferry and the King Harry Ferry. St. Mawes is centred around its picturesque stone harbour and has its own wide beaches, sailing club, moorings, castle and a handful of good hotels, pubs and fine dining restaurants, including Olga Polizzi’s Hotel Tresanton and David and Karen Richard’s wonderful and recently refurbished Idle Rocks Hotel.

The Roseland

One of Cornwall’s three Michelin-starred restaurants, The Driftwood, is around five miles to the north. Nearby, the village of Portscatho has become a hot spot for food lovers, with The Boathouse, the famed Hidden Hut and the popular Plume of Feathers pub. The entire Roseland Peninsula provides excellent walks with the South West Coast Path traversing some wonderful beaches and cliff-tops.

Reception Space

The entrance is to the rear of the property and gives access to a spacious hallway, a utility room with WC, and the kitchen with a pantry cupboard, Lamona hob and cooker, and garden views. The dual aspect sitting room has French windows with a glazed Juliet balcony, maximising the views to the south over the water towards the Lizard peninsula, and to the west across the Percuil river.

Bedrooms And Bathrooms

There are two bedrooms to the front of the property, both with French windows and glazed Juliet balconies, and fireplaces. One of the bedrooms is dual aspect to the south and east, taking in St Mawes harbour, St Mawes and Pendennis castles and Falmouth Bay towards the Lizard peninsula. A third bedroom, with an en suite shower room, is to the rear of the apartment and has garden views and two good sized storage cupboards. A family bathroom with a large rainfall shower completes the accommodation.

The Gardens

The gardens are behind the house and are terraced to provide several areas for relaxing, dining or enjoying the view of the harbour. The studio is at the top of the garden, next to a large paved patio area.

Planning Permission

Planning permission exists in perpetuity under application number PA14/04676 to continue with the improvements and conversion of the loft representing an excellent opportunity for an incoming buyer to create an exceptional waterfront home.
