Description

Romany Rye is a delightful beach house situated just a stones throw from the sand dunes and footpath of the wonderful beach at Holywell Bay. With uninterrupted views to the tall dunes and sandy beach below, this three bedroom detached property represents the very essence of what a beachside home should be. The property would make an ideal permanent or holiday home having been successfully let by the present vendors for numerous years with an established clientele.

With a beachside feel and in excellent order throughout, Romany Rye underwent a scheme of refurbishment several years ago to include the addition of a superb conservatory to the front and first floor master bedroom suite. There are good sized gardens to the front and rear with the benefit of a garage and ample off road parking.

Entering the property from the rear, French doors lead into the open plan kitchen/dining room. This long and extremely light room incorporates a range of floor & wall cabinets and drawers with a solid granite work surface incorporating a stainless steel circular sink with mixer tap, breakfast bar, plumbing and space for slim line dishwasher and space for an electric cooker with glass splash back. There is a separate utility area with space plumbing for a washing machine and tumble dryer and a door to the first floor staircase. Beyond the kitchen is ample space for a dining room table and chairs with views through the bi-fold door into the conservatory and beyond towards the sand dunes and beach. The conservatory has a vaulted ceiling with insulated double glazed glass, great views to the beach and sand dune and double glazed French doors that lead onto the decking and front garden.

Back in the kitchen, there is a useful understairs storage cupboard and inner hall leading to the remaining ground floor rooms. The lounge benefits from a large picture window that frames the views of the beach and sand dunes perfectly. A feature fireplace creates a focal point to the room with recessed shelving on the opposite wall. A family bathroom provides a bright white suite which incorporates panelled bath, low level WC, fitted wash hand basin, heated towel rail and part tiled walls. There are two ground floor double bedrooms, both with a light bright aspect, one with great views to the sand dunes and beach and the other with a crisp white en-suite shower room.

Up on the first floor is a huge master bedroom suite, complete with a picture window to the front aspect enjoying magnificent views towards the sand dunes and beach and ample space for a double bed, sofa and occasional furniture. The master en-suite is light, bright and beautifully fitted with a crisp white panelled bath with a glass shower screen and shower over, wash hand basin, WC, heated towel rail and Velux window.

To the front of Romany Rye is a decked veranda with wooden balustrade and steps down to the lawned garden. The views from here are simply superb with a beautiful outlook to the tall sand dunes and the sandy beach. To the rear is a gently sloping enclosed lawned garden with a path leading through the middle to a patio area adjacent to the entrance door. At the top of the garden is a single semi-detached garage with an up and over door and off road parking for two vehicles. Services to the property include mains metered water, electricity and drainage with an oil fired central heating system.

We at Jackie Stanley recommend viewing of Romany Rye to fully appreciate it’s wonderful beachside location.

Holywell Bay is a small seaside village situated on the North Cornish coast between Perranporth and Newquay. This huge beautiful beach of golden sand backed by grass tufted dunes is is owned and maintained by the National Trust, a perfect example of the north coast’s wide open bays, large enough for everyone to enjoy whatever comes naturally. Go body boarding in the water, storm watch in winter or stroll across the sands with the dog, Holywell is also an ideal place to just sit on the beach and read a good book while the kids play in the stream or enjoy the waves. In the summer months the beach is patrolled by lifeguards and of course, surfing lessons are available for those keen on learning. Nearby is the Holywell fun park with self-drive rides, pitch and putt and a kids zone.

To find Romany Rye, head west on the A30 trunk road towards Truro. At Carland Cross roundabout, head straight over and stay on the A30 signposted to Redruth and Perranporth.
