The lounge benefits from a large picture window that frames the views of the beach and sand dunes perfectly. A feature fireplace creates a focal point to the room with recessed shelving on the opposite wall. A family bathroom provides a bright white suite which incorporates panelled bath, low level WC, fitted wash hand basin, heated towel rail and part tiled walls. There are two ground floor double bedrooms, both with a light bright aspect, one with great views to the sand dunes and beach and the other with a crisp white en-suite shower room.

Up on the first floor is a huge master bedroom suite, complete with a picture window to the front aspect enjoying magnificent views towards the sand dunes and beach and ample space for a double bed, sofa and occasional furniture. The master en-suite is light, bright and beautifully fitted with a crisp white panelled bath with a glass shower screen and shower over, wash hand basin, WC, heated towel rail and Velux window.

To the front of Romany Rye is a decked veranda with wooden balustrade and steps down to the lawned garden. The views from here are simply superb with a beautiful outlook to the tall sand dunes and the sandy beach. To the rear is a gently sloping enclosed lawned garden with a path leading through the middle to a patio area adjacent to the entrance door. At the top of the garden is a single semi-detached garage with an up and over door and off road parking for two vehicles. Services to the property include mains metered water, electricity and drainage with an oil fired central heating system.

Holywell Bay is a small seaside village situated on the North Cornish coast between Perranporth and Newquay. This huge beautiful beach of golden sand backed by grass tufted dunes is is owned and maintained by the National Trust, a perfect example of the north coast’s wide open bays, large enough for everyone to enjoy whatever comes naturally. Go body boarding in the water, storm watch in winter or stroll across the sands with the dog, Holywell is also an ideal place to just sit on the beach and read a good book while the kids play in the stream or enjoy the waves. In the summer months the beach is patrolled by lifeguards and of course, surfing lessons are available for those keen on learning. Nearby is the Holywell fun park with self-drive rides, pitch and putt and a kids zone.

To find Romany Rye, head west on the A30 trunk road towards Truro. At Carland Cross roundabout, head straight over and stay on the A30 signposted to Redruth and Perranporth. Continue along the A30 and then turn right at signs for Perranporth and Goonhavern. Drive for approximately 2 ¼ miles into Goonhavern and then turn right onto the A3075 signposted to Newquay. Continue along the A3075 until you see signs for Cubert and Holywell Bay. Turn left at the signs and follow the road into Cubert and out the other side. Keep heading straight, all the way down the hill towards the beach at Holywell Bay. When you reach a fork in the road, turn right towards ‘Pennasville’ holiday villas and then take the next right by the gift shop. Take the next left and Romany Rye can be found along on the left hand side. The postcode for satellite navigation is TR8 5PP.
