Description

Rosben is located just 200 yards from the stunning sandy beach at Trevone Bay on a private cul-de-sac. It is a delightful and characterful detached three bedroom home with a welcoming feel and a beach-style interior.

The property features slate floors as well as stripped pine floors, doors, skirting and architraves, high ceilings, a cast iron wood burning stove and a simple style that gives a charming feel and a cosy atmosphere. Further benefits include UPVC double glazing, electric heating, driveway parking and a separate beach room at the back of the garage, perfect for showering off the sand straight from the beach.

The ground floor incorporates a central hallway with French doors opening into the dining room. This light and bright room has plenty of space for a large dining table and leads to the first floor. The whole of the upstairs has been converted into a large living room with views to the cliff tops and ocean.

On the other side of the ground floor hallway there are three bedrooms. Two are lovely sized doubles with a range of built in wardrobes and each with their own wash-hand basin set into an alcove. The third bedroom is currently set up as a bunk room. The family bathroom is at the end of the hallway.

The breakfast room is bright and pretty, with a wood burning stove set within a stone built surround and a driftwood mantel. A sliding door and step down lead to the kitchen, with a charming range of wooden cabinets and drawers, a slate floor, a Belfast sink, built in electric oven and a gas hob.

The back door leads out onto the deck, across which you find the beach room - a separate wet room-style shower and WC and a laundry room with a sink and a washing machine.

The garden comprises a private and enclosed lawn with decking to the back of the property. Paths run along both sides of the house to the front where there is a porch which catches the morning sun, a driveway and a single garage, all fully enclosed by a low wall and gates. Services to the property include mains electricity, gas, water and drainage, telephone and broadband.

Suitable as both a permanent family home and as a holiday home with a strong letting history, Jackie Stanley strongly recommend viewing at the earliest opportunity to fully appreciate this lovely home and its fabulous proximity to the beach.

Trevone Bay is a highly popular coastal village in an area of outstanding natural beauty. There is a beautiful sandy beach, a wonderful separate slate beach ideal for children to go rock pooling, and a fabulous footpath for stunning walks along the North Cornish coast. The highly regarded farm shop, a short walk up the hill, supplies a wonderful range of fresh local produce and the surf shop at the end of the road also has a cafe. The historic and picturesque fishing town of Padstow is less than two miles away and has many lovely cafes, pubs and restaurants including Paul Ainsworth's Michelin-starred No. 6 and Rick Stein's Seafood Restaurant - and his fabulous fish and chips.

To find Rosben, follow the B3276 coast road out of Padstow towards Trevone, taking signs to Newquay. After half a mile, turn right to Trevone. Follow the lane all the way down towards the beach. With the surf shop on your right, turn left into Bay Road. Rosben is on the right hand side. The postcode is PL28 8QZ.
