Description

A 76 acre smallholding with an excellent range of outbuildings, situated south of Helston on the iconic Lizard Peninsula.

The Property
A farmstead comprising approx. 76 acres of grassland, where the current owners are investigating diversification into the leisure industry. At the heart is a detached, characterful two bedroom bungalow converted and extended from what were originally pigsties and which is subject to an Agricultural Occupancy Condition.

The excellent range of outbuildings comprise a mixture of five older and new barns, together with a garage and workshop.

The land extends primarily to the west and south fronting the A3083. It is made up of a number of fenced fields and enclosures a number of which have water troughs served by a borehole supply. It is principally pasture and includes approx. 20 acres of croftland and woodland.

The Outbuildings
Outside

There is a wide access leading directly off the main road onto a compacted stone and aggregate yard off which are the following outbuildings:

Barn One (13.4m x 14.75m) fronted by a concrete hard standing and primarily timber frame construction.

Garage (5.37m x 3.89m) block built with concrete floor and metal up and over door.

Attached Workshop (7.98m x 3.9m) block built walls with concrete floor, electric light and power.

Barn Two (16.5m x 18.29m) open fronted with a concrete apron and of timber frame construction.

Barn Three (10.52m x 17.84m) modern galvanised steel frame and timber clad.

Barn Four (13.77m x 23.52m) older timber post construction attached to:

Barn Five (18.33m x 22m) new galvanised steel frame, timber clad and open to one side.

Situation
The farm has historical links with, and abuts the Bonython Estate where Queen Victoria is purported to have been a regular visitor for holidays. It directly fronts the A3083 with three accesses (one currently grown-in) providing easy access not only to the world famous Peninsula and lighthouse, but nearby rnas Culdrose. The old market town of Helston is approx. 6 miles away, famed for its annual Flora Day (Furry Dance) celebrations and hosts a wide range of shopping, schooling and health facilities including a hospital. This western location is surrounded by some of the UK's most scenic and, in places, rugged coastline which also contains beautiful sandy beaches. The vibrant harbour town of Falmouth and university campus at Penryn is approx. 18 miles away and the Cathedral town of Truro, Cornwall's principal centre for commerce is approx. 25 miles away.
