West Chapelton Crescent is a much admired Bearsden address and home to an array of fine traditional properties. Not far from Bearsden Cross and even handier for Bearsden Railway Station it has a fantastically convenient location.
This is a traditional brick and render Semi-Detached House of five principal apartments (two public rooms and three bedrooms) that has been our clients’ family home for almost 60 years. Whilst improvements have been made over the decades the subjects are generally of a dated vintage and would benefit from modernising allowing the purchaser scope to upgrade to their own taste and budget and in so doing, add value.
As clients will see from our floor plans the subjects are of a good scale, accentuated by high ceilings. The entrance hall is a particularly nice space and makes for a most welcoming first impression. The rooms have been double glazed, those to the front and the hall in a traditional sash and casement style albeit the double-glazed units are of an older vintage. Heating is mains gas – the boiler (a Potterton Promax Combi he Plus) was installed in 2013. Note: The radiators at the top of the stairs and in Bedroom 3 are disconnected. The property is alarmed. Usefully the loft has been floored and essentially lined (dated décor) and has been used as a children’s den in the past.
Outside is a detached single garage.

Ground floor

• Vestibule – Storm doors and original terrazzo floor.
• Hall – Wall panelling, side window, staircase and understair storage cupboard.
• Lounge – Bay window to the front. At the focal point of the room a mahogany fire surround with marble inlay and hearth and a coal effect living flame gas fire (old, not tested and we understand has not been used for many years).
• Dining Room – Also with a bay window. Serving hatch to the kitchen.
• Kitchen – A range of white kitchen units (1980s vintage). Appliances as seen to be included in the sale. Window to the rear and access door to the back garden.

First floor

• The staircase ascends to the first floor hall. This features a side gable window. Hatch with pulldown loft ladder to the attic.
• Bedroom 1 – Bay window to the front. Two storage cupboards/wardrobes.
• Bedroom 2 – Two framed window to the rear, again, two storage cupboards/wardrobes.
• Bedroom 3 – A good sized single room/small double. A run of wardrobes along one wall. Window to the front.
• Bathroom – Two piece white suite.
• WC – Separate WC compartment from the bathroom and features a WC in a pale beige colour.

Attic

The attic has an aluminium loft ladder for access. It is floored and provides eaves storage. Unusually, there is a brick fireplace here.

Garden

To the front is a driveway that extends along the side of the house (narrow) to the detached single garage. To the very front of the plot is a rendered garden wall with railings above. Wrought iron driveway gates to the side opening to the driveway itself. There is a small area of grass and in front of this a front flower border.
The rear garden has been laid with gravel for ease of maintenance and is on two levels. Small patio directly outside of the kitchen window and a slabbed path leading from this to the bottom section of garden. Some beds and planting and an old aluminium framed greenhouse.

Situation

In the Chapelton district of Bearsden the house falls within the catchment for Bearsden Primary and Bearsden Academy (Bearsden Academy recently ranked number two state secondary in Scotland). Also within Bearsden is St Nicholas’s Primary on Duntocher Road, The Bearsden Early Years Centre at Drymen Road and on Ledcameroch Road the Junior School for the High School of Glasgow. Bearsden Cross is about half a mile away as are the shops at Kessington. Bearsden Railway Station is but a five-minute walk, the Milngavie branch line is to the rear of the property. Here it has quite a leafy outlook with a view towards Bearsden Tennis Club and Bearsden Scout Hall.

A lovely house and a great opportunity.
