Situation

Wellington Road is a popular residential address within leafy Edgbaston and contains some of the area's most impressive Georgian and Victorian homes. Birmingham City Centre lies less than two miles to the north via the nearby A38 Bristol Road. Edgbaston Priory Club with its gym, pool, tennis and squash courts is less than half a mile away as is Edgbaston Golf Club. An excellent choice of private schools including Hallfield, West House, Priory, King Edwards and King Edwards High School for Girls are all nearby making the location an ideal choice for young families.

Description

63 Wellington Road is a most handsome and imposing detached house, built we believe in 1845 and Listed Grade II for its architectural and historical merit. It is thought that the house was designed by the renowned Birmingham architect, jj Bateman who was responsible for some of the city's most important civic buildings of the time. The house has classic red brick elevations set beneath a pitched slate roof and with attractive sash windows. Internally, the house has retained its character and charm throughout and displays many original features such as plaster arches, decorative cornicing, high skirting boards, deep architraves and original fireplaces.

63 Wellington Road offers accommodation principally over three floors (plus cellars) extending in all to around 6,437 sq ft (598 sq m) including garaging. The house is entered via a wide front door leading into the welcoming reception hall with original flagstone floor.

The breakfast kitchen has a farmhouse feel to it with cream painted units, black granite work-tops and a large 6 oven Aga with two hot plates and four ring electric hob. There is a Fisher & Paykel 2 drawer integrated dishwasher and space for a large American style fridge freezer. The utility room opens off the kitchen and has further fitted base and wall units, black granite work-tops and Belfast style sink.

The main reception room of the house is the vast drawing room; originally two separate rooms which have been combined to create a fabulous space. To one end of room is a full height window with central double doors to the garden, and there is a seating area set around a grand marble fireplace with a log-burner. To the other end of the room is a wide bay window with central double doors to the garden. A door off leads into the adjacent orangery, and a further door leads into the large dining room.

The dining room can comfortably accommodate a table for 14 or more if required and has a large window and double doors opening into the orangery. This is the perfect place to sit and enjoy the splendid views of the garden beyond as well as offering a less formal place to sit and eat. There are electrically controlled roof blinds to help to keep the space cooler in the summer and double doors open out to the garden terrace.

A further set of double doors open into a smaller reception room which could be a music room, playroom/games room or a cosy snug. A door from here leads into a lobby area through which the garage can be accessed, and where there is a handy ground floor shower room with WC. Stairs off the lobby lead up to a large gym/games room which could also serve as an excellent home office for those wanting to work in peace away from the main house.

There are two additional rooms which complete the ground floor accommodation. The office is a large room with a wide triple sash bay window to the front and would make for a comfortable TV room or additional living room if required. Meanwhile, the study is a smaller room; ideal as a home office or children's homework room.

On the first floor a large lightwell above the stairs throws natural light into the central core of the house. There are four bedrooms on this floor as currently configured, including a fabulous master suite comprising a large double bedroom with splendid views over the garden via a large sash window, a dressing room with fitted wardrobes, and a good-sized bathroom. The remaining three bedrooms are all an excellent size and are served by a large house bathroom (which also interconnects with bedroom 2). On the second floor can be found two further bedrooms and a bathroom and there is a large walk-in roof space which is ideal for storage but which also offers scope to create additional accommodation if required (subject to any necessary consents).

Outside

To the front, the house sits behind a wide in and out gravelled driveway which has electric gates set upon substantial brick gateposts. Further parking is available within the large tandem garage to the right hand side.

Stretching some 215 ft (63m) from the back of the house is a most delightful south-facing garden which has been beautifully kept and provides a truly stunning backdrop to the property. Beyond the large paved patio area is an expanse of lawn which is flanked by mature borders. The bottom section of the garden is a more formal garden with gravel pathways, box hedging, ornamental beds, as well as a raised vegetable garden and fruit trees. There is a large compost area as well as a substantial greenhouse, a timber shed and a brick out-house for additional storage. We have measured the total plot to be in the order of 0.59 acre (0.24 ha.
